Terms of Service
These Terms of Service (“Terms”) constitute a legally binding agreement between you (“Client”, “User”, “you”) and Business & House Loan Limited (“we”, “us”, “our”, “the Company”), a company incorporated in England and Wales and authorised and regulated by the Financial Conduct Authority (FCA).
By accessing our website at businessandhouseloan.com, submitting a loan application, creating an account, or using any of our financial products or services, you confirm that you have read, understood, and agree to be bound by these Terms, together with our Privacy Policy and Cookie Policy.
We reserve the right to update or modify these Terms at any time. Any changes will be posted on this page with an updated effective date. Continued use of our services following such changes constitutes your acceptance of the revised Terms.
Business & House Loan provides financial intermediary and direct lending services, including but not limited to:
- Residential mortgages and house purchase loans
- Remortgage and refinancing products
- Buy-to-let and property investment loans
- First-time buyer mortgage assistance and guidance
- Business finance including working capital, equipment finance, and start-up loans
- Business expansion and acquisition funding
- Loan eligibility assessments and credit brokerage
- Financial planning consultation and rate comparison services
We act both as a direct lender and as a credit broker, introducing clients to our panel of approved lending partners. Where we act as a broker, we may receive a commission or fee from the lender. This will always be disclosed to you before your application is submitted.
To be eligible to apply for any of our products or services, you must meet all of the following criteria at the time of application:
- Be at least 18 years of age (or 21 years for certain business finance products)
- Be a UK resident with a valid UK residential address
- Have the legal right to work and reside in the United Kingdom
- Hold a valid UK bank account in your own name
- Not be subject to any current or pending bankruptcy order or Individual Voluntary Arrangement (IVA)
- Meet the minimum income requirements for the specific product applied for
- For business loans: your business must be registered and trading in the United Kingdom
We reserve the right to refuse any application at our absolute discretion, including where we reasonably suspect fraudulent or misleading information has been provided.
Certain features of our platform require you to create an account. When registering, you agree to:
- Provide accurate, current, and complete information at the time of registration
- Maintain and promptly update your account information to keep it accurate and complete
- Keep your login credentials, password, and security details strictly confidential
- Notify us immediately if you suspect any unauthorised access to your account
- Accept full responsibility for all activities that occur under your account
- Not share your account credentials with any third party
We employ industry-standard security measures including 256-bit SSL encryption, two-factor authentication, and continuous fraud monitoring. However, no system is entirely infallible, and we cannot guarantee absolute security of your account or data transmitted to us.
We reserve the right to suspend or terminate any account that we reasonably suspect has been compromised, used fraudulently, or is in breach of these Terms.
By submitting a loan application through our platform, you explicitly authorise us and our lending partners to:
- Conduct soft and/or hard credit searches with one or more UK credit reference agencies (including Experian, Equifax, and TransUnion)
- Verify your identity using electronic identity verification systems
- Verify your income through bank statement analysis, payslip review, or open banking connections
- Assess your affordability using responsible lending criteria
- Share your application data with relevant lending partners on our approved panel
- Retain your application data for the period set out in our Privacy Policy
Loan offers are subject to full underwriting and final approval. Any indicative rates or amounts shown in our calculator are for illustrative purposes only and do not constitute a binding offer of credit.
All interest rates, fees, and charges applicable to your loan will be clearly disclosed in your personalised loan offer document before you accept. Key pricing principles include:
- Interest rates are expressed as an Annual Percentage Rate (APR) and include all mandatory charges
- Arrangement fees, if applicable, are disclosed upfront and may be added to the loan or paid separately
- Early repayment charges (ERCs) apply only to certain fixed-rate products and are stated in your offer document
- Late payment fees of £25 may apply if a repayment is missed — we will always contact you first
- No hidden fees: all charges are disclosed in the Key Facts Illustration (KFI) and European Standardised Information Sheet (ESIS)
Rates are subject to change prior to acceptance of a formal loan offer. Your rate is locked in only upon written acceptance of the final loan agreement.
Once a loan agreement has been executed, you are legally obligated to repay the loan in accordance with the agreed repayment schedule. Your obligations include:
- Making repayments in full and on time as set out in your loan agreement
- Maintaining the direct debit or standing order instruction for the duration of the loan
- Notifying us immediately if you anticipate difficulty making a repayment
- Not entering into other credit agreements that would materially affect your ability to repay

All content on our website and platform — including but not limited to text, graphics, logos, icons, images, audio clips, video, data compilations, and software — is the exclusive property of Business & House Loan Limited or its content suppliers and is protected by applicable UK and international intellectual property laws.
You are granted a limited, non-exclusive, non-transferable licence to access and use the website for personal, non-commercial purposes. You must not:
- Copy, reproduce, distribute, or republish any content without prior written permission
- Modify, adapt, or create derivative works based on our content
- Use any automated tools to scrape, crawl, or extract data from our platform
- Remove or alter any copyright, trademark, or other proprietary notices
- Use our brand name, logos, or trademarks without express written authorisation

- Contacting you about your application, account, or related services
- Where you have given consent, sending you relevant product and service communications

When using our services, you agree not to engage in any of the following prohibited activities:
- Providing false, fraudulent, or misleading information in any application or communication
- Attempting to obtain credit knowing that you are unable to repay
- Using our services for any unlawful purpose or in violation of any applicable regulation
- Attempting to gain unauthorised access to our systems, servers, or databases
- Uploading viruses, malware, or any harmful or disruptive code
- Impersonating any person, company, or entity
- Using our platform to launder money or fund illegal activities
- Interfering with the proper functioning of our website or services
- Harvesting or collecting personal information of other users without consent
Breach of this section may result in immediate account termination, legal action, and referral to law enforcement and/or the Financial Conduct Authority.
To the fullest extent permitted by applicable law:
- We do not warrant that our website will be uninterrupted, error-free, or free of viruses or other harmful components
- We are not liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our services
- Our total cumulative liability to you for any claim shall not exceed the greater of (a) £500 or (b) the total fees paid by you to us in the 12 months preceding the claim
- We accept no responsibility for third-party websites linked from our platform
Financial decisions are ultimately your own responsibility. We strongly recommend seeking independent financial advice before entering into any credit agreement.
Either party may terminate this agreement at any time. Grounds for us terminating your access include:
- Breach of any provision of these Terms
- Provision of false or misleading information
- Suspected fraudulent activity
- Failure to make loan repayments without valid reason or prior arrangement
- Conduct deemed abusive, threatening, or inappropriate towards our staff
Upon termination, your right to use our platform will cease immediately. However, all provisions of these Terms that by their nature should survive termination — including intellectual property rights, warranty disclaimers, indemnity, and limitations of liability — shall remain in effect.
Termination does not release you from any outstanding loan obligations, which remain legally enforceable.
These Terms of Service are governed by and construed in accordance with the laws of England and Wales. Any dispute arising out of or in connection with these Terms, including any question regarding their existence, validity, or termination, shall be subject to the exclusive jurisdiction of the courts of England and Wales.
Where you are a consumer resident in Scotland or Northern Ireland, you may also have rights to bring proceedings in your own jurisdiction under applicable consumer protection legislation.
We take all complaints seriously and are committed to resolving them fairly and promptly. Our complaints process is as follows:
- Step 1 — Contact Us: Email contact@businessandhouseloan.com or write to our registered office. We will acknowledge your complaint within 5 business days.
- Step 2 — Investigation: We will fully investigate your complaint and aim to provide a Final Response within 8 weeks, as required by the FCA’s dispute resolution rules (DISP).
- Step 3 — Financial Ombudsman: If you are not satisfied with our Final Response, or if 8 weeks have elapsed without resolution, you may refer your complaint free of charge to the Financial Ombudsman Service (FOS) at financial-ombudsman.org.uk or by calling 0800 023 4567.
