How much deposit do I need for a buy-to-let?+
Most BTL mortgages require a minimum 25% deposit (75% LTV). However, some specialist products allow up to 85% LTV with a 15% deposit, subject to rental income and credit profile. First-time buyers may need a slightly larger deposit.
Can I get a BTL mortgage with no income?+
Yes — unlike residential mortgages, BTL lending is primarily assessed on rental income rather than personal salary. The expected rent typically needs to cover 125% of the monthly mortgage payment. We have lenders who accept this with no minimum income.
Should I buy through a limited company?+
Limited company (SPV) ownership can be more tax-efficient for higher-rate taxpayers, as you can deduct 100% of mortgage interest against profits. However, it involves additional setup and accountancy costs. We advise speaking with a property tax specialist — our advisers can refer you.
What is an interest-only BTL mortgage?+
An interest-only mortgage means you only pay the interest each month — not the capital. This lowers your monthly payments significantly, maximising rental profit. At the end of the term, you repay the original loan, typically by selling the property or remortgaging.
What is an HMO and can I get a mortgage for one?+
An HMO (House in Multiple Occupation) is a property let to 3 or more unrelated tenants who share facilities. HMO properties typically yield higher rents. We offer specialist HMO mortgages from 4.4% — and our advisers understand HMO licensing requirements across all local authorities.
Can I remortgage my existing BTL properties?+
